1. Know Your Numbers Before You Start Shopping

Understanding your comfortable monthly payment is more important than simply knowing the maximum amount you can qualify for. Your mortgage should fit your lifestyle, not control it.

  1. Don’t Assume You Need 20% Down 


There are many programs out there that can allow you to put as little as 3.5% down with the option to roll in your closing costs! It's not as expensive as you think to buy your first home!

A strong pre-approval helps you understand your buying power and puts you in a better position when you’re ready to make an offer.


4. Don’t Make Big Financial Changes Before Closing

Opening new credit cards, financing a car, changing jobs, or moving large amounts of money can impact your mortgage approval. Talk with your loan officer before making any major financial moves.

5. Build the Right Team

A knowledgeable loan officer, real estate agent, and attorney can help you avoid surprises and make better decisions throughout the process.
